Alexandria, VA – One of the things that makes the Mount Vernon and Fort Hunt area so special is something many longtime residents almost take for granted: our proximity to the Potomac River and the extraordinary green corridor that runs alongside it. It can be confusing, as this part of our region is still Alexandria, but it’s governed by Fairfax County vs. the City of Alexandria.

Managed by the National Park Service, the corridor preserves sweeping river views, historic landscapes, and miles of protected parkland that help define the character of our community.

For homeowners in neighborhoods like Fort Hunt, Waynewood, Wellington, Riverside Gardens, Stratford Landing, and Hollin Hall, this protected landscape provides something increasingly rare in a major metropolitan region: immediate access to nature. Just minutes from home, residents can walk, bike, or run along the renowned Mount Vernon Trail, a multi-use path that stretches roughly 18 miles along the Potomac. The trail connects Mount Vernon to Old Town Alexandria, Arlington, and ultimately the nation’s capital, making it one of the most scenic and widely used recreational trails in the region.

On any given morning, it’s common to see neighbors heading out for a jog, cyclists commuting to work, or families enjoying a weekend stroll along the river. The trail offers spectacular views of the Washington skyline, passing sailboats, and the natural beauty of the Potomac shoreline, an experience that many buyers say becomes a daily highlight once they move to the area.

Of course, the corridor’s appeal isn’t just about outdoor recreation. It’s also about history. Just a short drive down the parkway sits George Washington’s Mount Vernon, one of the most visited historic sites in the country. Recent market statistics also underscore the strong demand for homes throughout the Fort Hunt and Mount Vernon area. In February 2026, the 22308 zip code recorded 14 closed home sales with a median sold price of $1,144,500, representing a 21 percent increase compared with the same time last year. Inventory remains extremely limited, with less than one month of housing supply available far below the six months typically considered a balanced market. These tight conditions continue to support strong property values in neighborhoods throughout the parkway corridor (always property dependent).

From a real estate perspective, proximity to this protected corridor is a lasting asset. Unlike many areas where development changes the landscape quickly, the parkway ensures that these views and open spaces will remain preserved for future generations. That permanence adds to the long-term appeal and stability of nearby neighborhoods.

For those of us who already live here, it’s easy to forget how extraordinary this setting truly is. But for newcomers discovering the Fort Hunt/Mount Vernon area for the first time, the combination of river views, historic landmarks, and easy access to miles of trails often becomes the feature that makes them fall in love with the community.
