Breaking Ground: New Luxury Condos Near Amazon HQ2 and Virginia Tech in Alexandria

Alexandria, VA – Just minutes from Amazon’s new HQ2 complex in Northern Virginia, The FORTIS Companies of Washington, DC has broken ground on a 138-unit luxury condominium community called Dylan. Its planned 2022 delivery coincides with the highly anticipated opening of the new Potomac Yard Metro Station, a five-minute walk from Dylan’s front door. Dylan’s spacious one- to three-bedroom condos will average 1,200 square feet and will be priced from the $600,000’s to over $1 million.

“We are thrilled with the opportunity to provide modern condominium residences only two Metro stops from Amazon’s National Landing campus which will generate thousands of full-time, high-paying jobs,” said George Chopivsky, III, FORTIS Managing Principal. “Dylan is closer to HQ2 than any other new condo development in either Arlington or Alexandria, and is perfectly positioned to accommodate new housing demand related to job growth in an undersupplied submarket.”

Added Matt Bunch, FORTIS Vice President: “Even closer than HQ2 – in fact, just a few blocks away – will be the massive redevelopment of North Potomac Yard, with 1.9 million square feet of new mixed-use space, including Virginia Tech’s billion-dollar Innovation Campus. FORTIS is very excited to be part of the continued transformation of National Landing and the Potomac Yard community by offering incredibly designed residences at Dylan.  We’re confident there will be strong interest for condo living in a walkable infill setting, balanced by the suburban atmosphere Potomac Yard offers with an abundance of adjacent parks, outdoor amenities, and open spaces.”

Known for its successful developments throughout the Washington metropolitan area, FORTIS acquired Dylan’s 1.23-acre site at 2551 Main Line Boulevard from Pulte Homes in 2019. While retaining the entitled footprint for twin six-story residential buildings, FORTIS has completely redesigned the project’s interior space and amenities.

“We purposely designed comfortable living spaces with extra breathing room, such as private outdoor balconies, oversized master bedrooms and closets, ample room for entertaining, and powder rooms in most of the floorplans,” noted Chopivsky.  “In today’s environment, we recognize that many residents will appreciate the flexibility to work from home, so we ensured that 75 percent of Dylan’s condos will include generously sized dens that can be used as home offices. We also are providing a private onsite business center for those residents who want to take a Zoom call or just get some work done outside of their homes.”

Dylan’s aesthetic design emphasizes style and sophistication with clean, fresh, and timeless interiors, hardwood flooring, and natural finishes. Expansive gourmet kitchens feature waterfall islands, Bosch appliances, premium Porcelanosa cabinetry, and wine storage. Spa-inspired baths feature white Calacatta quartz countertops and Waterworks fixtures.

Dylan’s residents will enjoy views of the Potomac River with year-round access to two rooftop outdoor terraces and adjacent indoor clubrooms. The elegant lobby will provide attentive concierge service as well as a secure package room and Amazon Hub lockers. Landscaped outdoor green spaces onsite will have benches, picnic areas, and local artists’ work on display. Other planned amenities include an innovative fitness center with natural lighting and a separate yoga room, a pet washing station, underground parking with electric vehicle charging stations, and bike storage.

Directly adjacent to Dylan is the 21-acre Potomac Yard Park, a kids’ paradise with an interactive fountain and two inclusive playgrounds for children of different ages and abilities. Toddlers delight in an exploratory maze, while older children enjoy rock climbing, ziplining, harness swings, and more.  Located on a linear stretch of land paralleling the Potomac River, the park also features a multi-use trail, urban plazas, and courts for playing tennis, basketball, and volleyball.

Dylan’s location provides easy access to Ronald Reagan Washington National Airport, the 18-mile Mount Vernon Trail, and historic Old Town Alexandria with its vast array of shops, restaurants, and cultural destinations.
