Alexandria Apartments Starting at $1,111? Many Working Residents May Qualify

Housing Alexandria is opening Longview Terrace and Arbelo Apartments for tours Saturday, offering income-restricted rentals for households earning up to 60% of the area's median income—levels that include many teachers, firefighters, healthcare workers and other working residents.

ALEXANDRIA, VA — Could you rent an apartment in Alexandria for $1,111 a month?

For many working residents, the answer may be yes.

Housing Alexandria is inviting prospective renters to tour two apartment communities during open houses on Saturday, July 18, from 10 a.m. to 1 p.m. The available apartments are income-restricted, with rents beginning at $1,111 per month for households earning up to 60% of the Washington metropolitan area’s Area Median Income (AMI).

According to the City of Alexandria, many residents mistakenly assume they earn too much to qualify for affordable housing programs. In reality, the current income limits include a broad cross-section of working households.

An individual earning up to $69,780 annually may qualify. A household of four can earn up to $99,660 and still meet the maximum income guidelines.

Housing Alexandria says qualifying occupations often include librarians, firefighters, mental health professionals, school bus drivers, dental receptionists, home health aides, baristas and Capitol Hill interns—demonstrating that affordable housing serves many members of the local workforce, not just those with the lowest incomes.

Two Alexandria Communities Will Open Their Doors

The first open house will be held at Longview Terrace, 2900 Seay St.

Available apartments include:

  • One-bedroom apartments for $1,224 per month
  • Two-bedroom apartments for $1,503 per month

The second open house will be held at Arbelo Apartments, 831 Bashford Lane.

Available apartments include:

  • Studio apartments for $1,111 per month
  • One-bedroom apartments for $1,581 per month
  • Two-bedroom apartments for $1,803 per month

Who Qualifies?

Eligibility is based on the combined gross income of everyone living in the household.

Current maximum household incomes are:

  • 1 person: $69,780
  • 2 people: $79,740
  • 3 people: $89,700
  • 4 people: $99,660
  • 5 people: $107,640

Applicants also must meet minimum income requirements to demonstrate they can afford the rent.

At Arbelo Apartments, the minimum annual household income is:

  • Studio: $33,330
  • One-bedroom: $47,430
  • Two-bedroom: $54,090

At Longview Terrace, the minimum annual household income is:

  • One-bedroom: $36,720
  • Two-bedroom: $45,090

Housing Alexandria says household income may include wages, salaries, pensions, Social Security, Supplemental Security Income (SSI), unemployment benefits, child support, alimony and certain other recurring income sources. SNAP benefits and earnings by children younger than 18 are not counted toward eligibility.

Final eligibility is determined through the leasing office during the application and certification process.

Preparing to Apply

Housing Alexandria recommends that prospective applicants contact the leasing office before attending the open house to verify which documents they should bring.

Applicants commonly need:

  • Government-issued photo identification
  • Birth certificates for children living in the household
  • Four consecutive recent pay stubs
  • Tax returns for self-employed applicants
  • A current SSI award letter, when applicable

Having the necessary paperwork available can help speed the application process.

Even If You Miss Saturday

Those unable to attend the open houses may still have an opportunity to apply.

Housing Alexandria encourages prospective renters to contact individual apartment communities directly because availability changes throughout the year. In addition to Longview Terrace and Arbelo Apartments, the nonprofit owns or manages several other income-restricted communities throughout Alexandria, including Lacy Court Apartments, The Ellsworth, The Station at Potomac Yard, The Nexus at West Alex, Parkstone Alexandria, The Bloom and The Square at 511.

The organization also offers a Rent Ready program designed to help prospective tenants understand the affordable housing application process and prepare stronger applications.

With housing costs continuing to challenge many middle-income households, Saturday’s open houses may offer an opportunity for residents who never realized they might qualify.

The open houses will be held Saturday, July 18, from 10 a.m. to 1 p.m. at Longview Terrace, 2900 Seay St., and Arbelo Apartments, 831 Bashford Lane.
