New Luxury Pet Boarding Facility Proposed for Duke Street Location

If approved, K9 Resorts would join just half a dozen or less licensed dog boarding facilities in Alexandria

ALEXANDRIA, VA A new high-end dog boarding and daycare facility may soon be coming to Alexandria. Luxury Pet Hotel Investments, LLC—operating under the trade name K9 Resorts—has filed a Special Use Permit (SUP2025-00040) with the City of Alexandria to open a pet care center with overnight accommodations at 2836 Duke Street, previously occupied by Burke & Herbert Bank.

The proposed facility would be located in a Commercial General (CG) zone and aims to provide premium services including supervised playtime, grooming, and upscale overnight boarding for dogs. The application requests permission to operate a full-service animal care facility catering to pet owners seeking resort-style accommodations for their pets.

K9 Resorts is a nationally recognized brand headquartered in Los Angeles and is known for luxury boarding suites, cage-free accommodations, and staff trained in dog behavior and safety. If approved, the Alexandria location would join dozens of others nationwide offering state-of-the-art amenities and concierge-level service for dogs.

The property at 2836 Duke Street is located along a busy commercial corridor, near both residential and retail areas. While general commercial zoning allows certain uses by right, animal care with overnight accommodations requires special city approval. The city will evaluate potential impacts including noise, traffic, and compatibility with nearby properties.

The City of Alexandria’s Department of Planning & Zoning is currently reviewing the application, and public hearings before the Planning Commission and City Council are expected later this year. Residents and stakeholders will have the opportunity to share comments and feedback during the review process.
